Dubai South has introduced innovative multiuser warehouse facilities in its Logistics District. These warehouses, spanning approximately 215,278 square feet, are built to support a wide range of businesses. From small and medium enterprises (SMEs) to logistics providers, e-commerce companies, and traders, this infrastructure aims to foster business growth and improve competitiveness across the Gulf region.
Strategic Placement by Major Transport Hubs
The new facilities are strategically located in the freight forwarding zone, offering direct access to Al Maktoum International Airport and Jebel Ali Port. They also benefit from seamless connectivity to the UAE’s main road network. This prime location creates an efficient logistics environment, reducing transport time and costs for companies dealing with regional and international supply chains.
Adaptive Warehouse Design with Custom Options
Designed to meet diverse business needs, the warehouse units are air-conditioned and offer ground-level access for ease of loading. Available in two sizes—2,152 and 3,767 square feet—these units can be combined for flexible use, allowing businesses to scale up operations without moving locations.
Built-in Sustainability and Fit-Out Flexibility
These facilities are constructed with sustainability in mind. Businesses can customize interiors based on their individual requirements, whether for storage, assembly, or packaging. The temperature-controlled environment ensures that sensitive or perishable goods are stored under optimal conditions.
On-Site Amenities Enhance Workplace Efficiency
Tenants benefit from on-site retail outlets and essential facilities designed to support daily operations. Staff can access services quickly without leaving the premises, promoting convenience and reducing downtime during work hours.
Targeting a Wide Range of Businesses
These multiuser facilities cater to a diverse client base, including SMEs, logistics firms, e-commerce companies, traders, and other businesses needing secure and well-located operational spaces. The aim is to provide an accessible yet premium environment that supports various business models.
Enhancing Growth Flexibility With Modular Units
The combination of unit sizes and modular design offers businesses the flexibility to expand or contract as needed. Companies can start with a smaller footprint and adjust their space use as they grow, without the need to relocate—a major advantage for agile businesses in fast-changing markets.
Tenant Ready by Q1 2026
Dubai South plans to complete construction and hand over the units to tenants by the first quarter of 2026. This timeline gives businesses adequate time to plan and secure their space, ensuring a smooth entry into the Logistics District’s expanding ecosystem.
Leadership Focus on SME Support
Mohsen Ahmad, CEO of the Logistics District at Dubai South, stated: “At Dubai South, we are committed to empowering businesses with innovative, flexible, and sustainable solutions that drive growth and operational efficiency. The launch of our new multiuser facilities underscores our commitment to supporting SMEs by providing strategically located, state-of-the-art infrastructure that meets the evolving demands of the regional and global markets.”
Reinforcing the UAE’s Business Infrastructure
Dubai South continues to enhance its infrastructure offerings. By providing these facilities, the Logistics District supports the UAE’s ambition to become a global trade and logistics hub. With enhanced connectivity, modern design, and tenant-focused services, this project reaffirms Dubai’s reputation as a business-friendly city.
Boosting Efficiency and Competitiveness
These warehouses position businesses to take advantage of efficient logistics, saving time and reducing costs. Proximity to major transport hubs and integrated road networks will significantly boost the competitiveness of companies that rely on fast and reliable supply chains.
Contributing to Sustainable Economic Growth
Beyond helping businesses, these sustainable and expandable warehouses align with Dubai South’s long-term vision. They support green building standards, minimize environmental impact, and advance the UAE’s goals of economic diversification and sustainable development.
Future Outlook for the Logistics District
This new development marks a strategic step in reinforcing Dubai South as a leading business destination. It integrates with other logistics, aviation, and e-commerce zones to create a comprehensive ecosystem. Businesses moving into the district by Q1 2026 will gain from a strong foundation to succeed in regional and global trade.
