Abu Dhabi's Department of Municipalities and Transport (DMT) is joining forces with Aldar to create two integrated residential areas comprising 9,000 affordable rental homes throughout the emirate.
This initiative, located in Mohamed Bin Zayed (MBZ) City and Baniyas, is part of the government's Value Housing Programme, which seeks to improve access to quality and affordable housing. It aligns with the long-term urban development goals of Abu Dhabi, aimed at fostering inclusive and sustainable communities.
According to the agreement, Aldar will lead the development, leasing, and management of these communities, while DMT will provide long-term land leasing rights. The total gross development value is estimated at AED 2.8 billion.
These new housing units will further enhance Aldar's expanding develop-to-hold portfolio, which has now reached AED 20.1 billion and includes important residential rental projects on Yas Island and Al Shamkha.
Community Features and Strategic Planning
The Baniyas community will be conveniently located along the Abu Dhabi–Al Ain (E22) highway, featuring over 30 residential buildings, along with retail spaces, recreational areas, and landscaped parks.
In contrast, the MBZ City project aims to create a mixed-use residential community that includes both single-occupancy and multi-tenant apartments, alongside essential retail spaces and amenities for daily living.
Accessibility and Lifestyle Focus
Both projects are slated for completion by 2029 and are designed to prioritize accessibility and convenience. They will provide direct access to major roadway networks and public transportation.
Residents can look forward to professionally managed environments, modern amenities, and easy access to essential services, enhancing comfortable and affordable living experiences.

Officials emphasized that this collaboration underscores Abu Dhabi's dedication to addressing the rising demand for diverse housing solutions. This initiative will also contribute to broader social objectives, including community development and a better quality of life for its citizens.
With the emirate's population on the rise, this project is a crucial step toward providing inclusive, well-connected, and affordable housing options for various residents.
