Al Hudayriyat Island has swiftly become a key urban landmark in Abu Dhabi, showcasing a successful approach to modern, sustainable development. What was once an isolated area is now a lively hub, harmonizing luxury living with sports facilities and beachfront leisure activities.
This transformation embodies a strategic vision dedicated to improving the quality of life while diversifying the emirate’s tourism and investment portfolio. It emphasizes Abu Dhabi's aim to balance urban growth with environmental preservation and sustainability.
Developed by Modon Holding, the island benefits from an extensive master plan that capitalizes on its attractive waterfront position. A modern road network connects the island to the mainland, ensuring accessibility while preserving its character and natural beauty.
Al Hudayriyat Island promotes an active lifestyle through expansive parks, picturesque waterfronts, and designated walking and cycling paths, fostering a community-focused environment.
Economically, the island is crucial for Abu Dhabi's tourism, hospitality, and sports sectors. It regularly hosts events and activities, driving economic growth and attracting fresh investments, in line with the emirate’s strategy to bolster non-oil industries.
On the residential side, Modon Holding has launched several notable projects. The “East Hill” development within the Nawayef community is particularly remarkable, mimicking California’s Newport Hills and perched on a 60-meter artificial hill, offering stunning views of the city and the Arabian Gulf.
In May 2025, they introduced “Nawayef Village,” a gated townhouse community inspired by Tuscan design, selling out all 378 units at approximately AED 2 billion, a testament to robust investor interest.
Modon further expanded its offerings with “Wadeem,” launched in July 2025—marked as the island’s first residential land plot development. This project, featuring over 1,700 plots and essential community amenities like retail shops, a school, mosque, and central park, achieved AED 5.5 billion in sales after selling out.
In December 2025, “Bashayer,” the island’s inaugural waterfront residential community, also saw complete sell-out, generating AED 3 billion in sales. During this time, Modon assigned a significant AED 5 billion construction contract for the “Nawayef East” and “Nawayef West” projects, marking the largest residential contract in Abu Dhabi.
