The first stock to be listed on the Dubai Financial Market (DFM) in 2025 is the Dubai Residential REIT, and it has made a very strong start. Within just the first 30 minutes of trading, the stock’s price went up by more than 10%.
This new listing came after its Initial Public Offering (IPO) was hugely popular, being oversubscribed 26 times. This means many investors wanted to buy shares, much more than what was available. The Dubai Residential REIT is a collection of homes located in over 20 different neighborhoods and communities across Dubai. These properties work together to provide steady income returns for the investors.
REITs, or Real Estate Investment Trusts, are special investment funds. They let people put their money into a group of properties and earn profits either when the value of these properties goes up or when they are sold.
The Dubai Residential REIT was initially priced at Dh1.1 per unit. By 10:40 am on the day of the listing, its price had risen to Dh1.26, which is a gain of about 14.54%.
Not long ago, the DFM General Index reached its highest level since 2014. Market experts believe that the Dubai Residential REIT will help bring more attention to the local property market. It is expected to attract new investors and improve the overall visibility of Dubai’s real estate opportunities.
